The Aviator Apartments is an adaptive reuse multifamily project on Brooks City Base in San Antonio. This project was a P3 development with Federal Texas Incentives. Before its renovation, the structure had three existing concrete buildings (former military barracks) that were converted into seven new buildings, housing a total of 280 living units.
From mess hall to multi-use.
The former mess hall was converted into a community center with gym, game room, media room and outdoor patio space.
Developing permit documents on a tight schedule.
The tight funding schedule required client coordination from all parties, with Mark Odom Studio as the lead.
Maintaining the construction budget.
Our studio worked closely with the owner of the development, the contractor and all consultants to quickly problem solve as questions arose so that the cost impact on the overall budget would be small, if not non-existent.
